Please remove your shoes when you enter the home.
Obey all local laws, codes and ordinances - $1,000 fine for any citation and guests will be asked to vacate the property immediately.
Parties are not allowed. There will be a fine of $500 assessed for a party on the property.
No smoking/vaping/candles/incense indoors. $500 fine. Tobacco smoking only allowed outdoors with windows closed and cigarette butts disposed of only in provided cigarette receptacle. If smoke or cigarette smell is not dispersed after the house is cleaned, you will incur a $200 fine.
No wet towels on furniture or floor. No shoes on rugs/furniture/beds.
Guests should use the small black towels provided to remove makeup/ foundations, creams, or any other products that might stain. Unsalvageable linens/bath towels will be charged to the guest (towel $20, sheet $25).
Home is not childproof. Use caution. All children must be supervised by adults at all times.
Lock home when leaving.
There is a trash and a recycling bin in the home. If you need to empty either, please put the trash or recycling in the appropriate bin in the artist studio located by the firepit. Please do not put trash in the recycling bin. Only clean cardboard, paper, cans, bottles, glass in recycling.
Residential use only, no business or filming may be conducted without prior written permission.
Do not pour grease down the garbage disposal or sink. Let it harden and dispose of in the trash.

By staying on our property you and your guests staying with you agree that we are not responsible for any liability of harm or accidents that occur while staying on our property to you or other guests in your party.

Wonderful location and close to everything the Catskills have to offer. Diana was responsive, helpful, and her recommendations were spot on. We highly recommend The Pines, Peekamoose, and, of course, the Phoenicia Diner. Also, be sure to try Fred’s Donuts (not in Phoenicia, but close by) — the maple-glazed donut was amazing.
The rental was comfortable, clean, and easy to access. We had a lovely time in Phoenicia, and Diana and her beautiful property played a big part in that experience. We would absolutely stay again!

We had a wonderful two-day stay. The house is cozy, quiet, and beautifully maintained, with a lovely yard that made our time there especially enjoyable. Everything was comfortable and thoughtfully arranged.

This was our second time staying at the Cloud House and it was just what we wanted. It's clean and convenient - even walkable to a restaurant and corner store in town. our favorite part is the outdoor rink, and we spent all day on it.
Sadly the blizzard made us cut our trip short and Diana offered to refund the final night, so kind!

The house is spacious and had everything we needed for a wonderful stay. Bedrooms were especially comfortable. Great location in town. Close walk to the grocery store. Diana was easy to communicate with and we didn't have any issues getting in or out. Would love to stay there again!

Had a great stay at this beautiful right in town in Phoenicia. We came for a ski weekend at Belleayre and found it to be conveniently located to everywhere we needed to be. The home is gorgeous, furnished nicely, the white wood floors made it really feel like a spa-like vacation experience. It looks exactly like the photos. The heated bathroom floor was so luxurious and felt amazing during the cold weather while we were there. The heating in all the rooms worked amazing as well and mattresses were super comfortable. The kitchen was big and stocked with everything we needed to cook meals while we were there. They even had a coffee bean grinder and different coffee makers for our morning coffee, too! We would definitely stay here again and the hosts were also great and responsive.

A 1 minute walk from Main Street, the village all easily accessible on foot. Parking is easy on the house's driveway or on the street right in front of the house. The bus to NYC stops right on Main Street.
